KAST
Process

Five phases to a sold listing.

One team from the first floor plan to the last piece out the door. Follow a home through all five.

PHASE 01

Consult

It begins with your floor plan and the house itself. We take note of the light, the flooring, the millwork and the finishes already in place, because those are what tell us which pieces from our warehouse will look chosen for this home rather than merely placed in it.

Good to know

  • Finishes set the palette. A walnut kitchen and a white oak one call for different rooms.
  • We stage vacant and owner occupied homes. A tenanted property needs our written consent first.
  • A style preference is easiest to act on now, before anything is planned.
PHASE 02

Quote

We price the project, not a line for every room. The room count sets the starting point, the property moves it, and what comes back is one written number with the service agreement attached. Accepting it online is the whole formality.

Good to know

  • Two figures make the total: a one time design and moving fee, and the monthly furniture rental.
  • GST and PST sit on top of both.
  • The invoice that follows acceptance is what secures your date and the inventory.
PHASE 03

Design

Every room is resolved before anything is loaded. Furniture, space planning, materials and finishes, and lighting, all drawn against your floor plan and against the finishes we noted in the house.

Good to know

  • We choose the pieces. That is the service, and it is why there is no catalogue to browse.
  • Our inventory moves between homes and is kept in show condition. Light cosmetic wear is normal.
  • A preference sent in writing before the stage date will be worked to.
PHASE 04

Install

One crew, one visit. Delivery, placement, styling and photography happen in a single day, and a room is finished when it reads right rather than when a list runs out. You hand over the keys and walk back into a finished home.

Good to know

  • Monthly rental begins on the stage date.
  • Moving that date inside 48 hours can carry a fee.
  • The rooms are staged for showing, not for living in.
PHASE 05

De-staging

It ends when you say so. One email stops the rental, and we come back for every piece and return the home the way we found it, before the new owner takes possession.

Good to know

  • The rental renews every 30 days until you ask us to stop.
  • Charges end on the date of your notice, not at the end of a month.
  • Anything you or your buyer fell for is available to buy.
Evidence

What staging does.

Not our own numbers. What agents across the market reported to their national association.

83%of buyers' agents said staging made it easier for a buyer to visualize a property as their future home
29%of agents reported staging led to a 1% to 10% increase in the dollar value offered
30%of sellers' agents saw slight decreases in time on market when a home was staged

National Association of REALTORS®, 2025 Profile of Home Staging. A February 2025 survey of 1,266 United States real estate agents, reporting what those agents observed across the market. It is not a measurement of Kast Staging's own results, and no comparable Canadian study exists.
